What is Qusar Residence and where is it?
Qusar Residence is a residential complex under construction on Heydar Aliyev Avenue in the town of Qusar (Gusar). It is not in Baku: Qusar is in northern Azerbaijan, in the foothills of the Greater Caucasus — 1 minute from the town centre, 20 minutes from Shahdag Mountain Resort and about 2 hours from Baku.
How many buildings and apartments are there?
Twelve buildings of 7, 8, 9 and 10 floors on a 2.6-hectare site, with 328 apartments in total. Green space covers 30% of the site, including a 7,800 m² landscaped park.
Has construction started?
Yes. Construction is under way and continues in phases.
When will the apartments be handed over?
Each building and block is handed over within 18 months of the start of its construction. The whole project is scheduled for completion in 2028.
Who is the developer?
The project is developed by the Qusar Residence company, and apartments are sold directly by the developer.

What apartment sizes are available?
One- to four-room apartments in six floor plans from 76.68 to 145.88 m²: a 76.68 m² studio, 2-room homes of 79.81 and 105.61 m², 3-room homes of 118.88 and 123.99 m², and a 145.88 m² 4-room home. See all floor plans.
Are the apartments finished?
No. Apartments are handed over unfinished, ready for renovation, so you can finish the interior to your own taste.
Which floors are the apartments on?
Apartments start from the 2nd floor; the ground floors are planned for shops and services.
Prices & payment
Is there an interest-free payment plan?
Yes: a minimum 30% down payment, 0% interest and internal instalments for up to 36 months (3 years), directly from the developer. No bank is involved.
How is the monthly payment calculated?
Monthly payment = (price − down payment) ÷ number of months. For a 200,000 AZN apartment, 30% down is 60,000 AZN; the remaining 140,000 AZN over 36 months is about 3,889 AZN a month, with no interest. Try your own numbers in the calculator.
Can I buy with a mortgage or bank loan?

How far is Qusar from Baku?
Qusar is about 180 km north of Baku, roughly 2 hours by car. The Baku–Quba–Russian border toll highway opened in 2023 has shortened the drive. Location and directions.

Shahdag Mountain Resort is 29 km from Qusar — about a 20-minute drive from Qusar Residence. Laza waterfall is 30 minutes away.
